The below list of sales (the “KMK Sale Schedule”) is provided as a courtesy and for informational purposes only. KMK makes no representations or warranties, express or implied, as to the comprehensiveness or accuracy of the information contained in the KMK Sale Schedule, and reserves the right to make changes to the information at its discretion and at any time and without notice.
Purchasing a property at a sheriff sale is a complicated transaction with many associated risks. All interested parties are strongly encouraged to obtain the advice of legal counsel.
KMK does not release title information or provide copies of title commitments obtained during the foreclosure action and makes no representations or warranties as to the status of title for any property. At the time of the sheriff’s sale, the property will be sold “as is,” “where is” without any representation or warranty of any kind. By way of example, and without limiting the generality of the foregoing disclaimers, the property will be sold without any warranty or representation as to lien position, or the existence or absence of easements, unpaid or delinquent taxes, restrictions or other encumbrances and issues appearing of record.
Unless otherwise indicated on the notice of sale, the highest bidder is required to pay a down payment in the amount of 10% of the total bid amount at the time of the sale. The balance of the purchase price must be paid to the clerk of the court within 10 days of the court’s confirmation of the sale, otherwise the down payment shall be subject to forfeiture. Payment is also subject to the terms and conditions of the sheriff or acting representative from the county in which the sale is to be held.
KMK reserves the right to cancel, postpone, or reschedule any sale at any time and without any prior notice. The appearance of sales on the KMK Sale Schedule is no guarantee that a property will be sold on the scheduled sale date and time. Additionally, the bid amounts listed in the KMK Sale Schedule are opening bids only and are subject to change up to and through the time of sale.
Sales are posted the Monday before the week of the sale.
